If the property is owner occupied, and the sale has been confirmed and balance paid, you will need to file a Writ of Possession in Room 315 in the Hamilton County Courthouse. If they do not move out on their own in a specified period of time, you will be required to place and store their personal property in a storage unit for 30 days. This is all done at your expense and at the direction of the Sheriff’s Office.

We provide primary police service to 12 unincorporated townships within Hamilton County, and work hand-in-hand with officers on the road. Fewer still can meet the rigorous standards required of a Hamilton County Deputy Sheriff. If you are ready for a challenging and fulfilling career, explore our hiring process and qualifications. The Hamilton County Sheriff’s Office is a progressive law-enforcement agency with many career advancement opportunities. The Sheriff's Sale Proration Form, completed by the Treasurer, should be requested by the Plaintiff's Attorney after the parcel has sold.
The number of available foreclosure properties in our database varies with market conditions. There is no access to these properties so they cannot be inspected or seen prior to the sale. It is the potential buyer's responsibility to check for existing liens and outstanding water/sewage bills prior to the sale as these liens and bills may not be absolved by the Sheriff Sale. The lending institution, through their attorney, files suit against the defendant and obtains a judgement.
Proceeds from the sale are paid out after the attorney handling the foreclosure files an Order of Confirmation and Distribution with the court. This order is the court’s stamp of approval on the sale, representing that all proceedings were conducted according to state law and declares the successful bidder the new owner of the property. The time frame for the Confirmation Entry being filed is 30 days from the date of sale. Taxes that are unpaid following the Second Half tax collection period are advertised as delinquent in November and are eligible for tax certificate sale in October of the following year.
All research on tax properties should be done on the book, page and parcel contained in the sale advertisement and not on any address that may be contained in the advertisement. If the property is vacant and absent of personal property, you may take possession of the property as soon as the sale is confirmed by the court and the balance of your bid has been paid. The bidding starts at two-thirds of the appraised value of the property, unless otherwise ordered by the court. The appraisals we conduct are done so only to help establish a minimum opening bid. They are done without any inside inspection of the property, and the Sheriff is not responsible for the condition of the property prior to the sale, at the time of confirmation of sale entry, or at the conclusion of the sale.

My normally insanely active terrier comes home absolutely exhausted, so I can spend my time doing homework instead of trying to tire her out. I needed a very last minute boarding for my dog and they were more than willing to accommodate quickly and made me feel very comfortable leaving my dog for a few days. They even sent me an update on him (without me asking! đŸ™‚ ) since they knew how nervous I was to leave him. Excellent customer service and most importantly my dog returned to me fed, happy, and with no injuries! I will definitely use City Dogs again for future boarding needs and daycare.

Sadly, many of the dogs that CDR takes in are just days – and sometimes hours – away from being euthanized for no reason other than lack of space. By finding these dogs permanent and loving homes in the DC metropolitan area, we can enrich lives – both human and canine.
